Moving to Phoenix from Seattle, LA, or Chicago: What Buyers Tell Me After They Land
Most of the relocation buyers I work with are not running from anything. They have done well, and they want more land, more quiet, and a house that finally feels like it fits, without leaving a real city behind.
This year I have closed six relocation buyers in South Tempe and South Chandler. The biggest group came from California, then Washington, Texas, Colorado, and North Carolina. Whether you are leaving Seattle, LA, or Chicago, the questions are almost always the same. Here are the ones I hear most.
What is the heat really like?
Hot. Summers are long, and from June through September you plan your day around it. Early mornings, pools, shade. What surprises people is how fast they adapt, and how good the rest of the year is. Most tell me the mild months more than make up for the summer.
Can I keep a yard alive?
Yes, but it is a different kind of yard. Desert-friendly landscaping, working irrigation, and mature shade trees matter more than a big patch of grass. When you tour a home with land, ask about the irrigation, the trees, and the pool equipment before you fall for the backyard.
Do HOAs actually enforce their rules?
They do. Paint colors, RV parking, landscaping, and exterior changes are all things an HOA can and will enforce. Read the CC&Rs before you write an offer, not after closing. Some neighborhoods have no HOA or a light one, so match it to how you want to live.
How do I buy when I cannot be here every weekend?
Video walkthroughs. We walk homes on video so you see the light, the street, the neighbors, and the things listing photos leave out. Most buyers narrow the list first, then fly in once for a day or two to confirm what they have already seen.
Will I like it?
Most people like it more than they expected. The pace is easier, the sky is bigger, and the neighborhoods in South Tempe and South Chandler feel like real communities.
