You'll love your next home.
Or we'll sell it for free.
That is a written guarantee, not a slogan. This page is the rest of it: who does what, where we find homes other buyers never see, and how we get you into the right one.

Buying a house should not be a coin flip.
You will walk maybe eight to ten homes before you write an offer. Somewhere in there you have to decide, on limited information, that one of them is worth the next decade of your life. That is a lot of weight to put on a Saturday afternoon.
So I take some of it off you. Here is the actual guarantee, in writing:
We are committed to you finding the perfect home. If you're not 100% satisfied with the home you purchase with us representing you, we will sell it without charging you any commission for our listing agent services.
Two things are required to use it:
- Tell us within 12 months of buying the home.
- Use us to represent you on the purchase of your next one.
Most agents will not put anything like this in writing, because it moves the risk of a bad fit off you and onto them. That is where it belongs. If I steer you into the wrong house, that should cost me something.
You will know it when you walk in. My job is making sure you get the chance.
Think of it like a flight crew.
An airline does not ask the pilot to pour the drinks. Everyone has one job, and that is the reason the whole thing runs on time. Your home search works the same way, except most buyers get an agent trying to do all three roles at once between soccer practice and dinner.
You still only have one number to call. It is mine.
Ben Graham, your agent
One point of contact from the first call to the keys. I run the strategy, write the offers, and handle every negotiation myself. You are not passed around to whoever is free that week.
Showing partners
They open doors seven days a week, including the Tuesday you get a wild idea about a house across town. They never negotiate. Their whole job is getting you inside homes fast, while they are still available.
Yana, transaction coordinator
Deadlines, paperwork, title, lending, and the other agent. She keeps every moving part talking to every other moving part, so nothing lands late and nothing gets missed.
The right house for you might never hit Zillow.
Every buyer with a phone is watching the same public list. When something good shows up there, you are one of eleven people who saw it that morning. That is a hard way to win, and it is the only way most buyers ever play.
We work eight sources instead of one. Some of these homes were never marketed publicly anywhere, which means the competition is you and nobody.

Once a week we spend fifteen minutes together on what came through off market, what you have seen, and what we should change. That meeting is where the quiet ones surface, and it is the reason our buyers see houses their neighbors never knew were for sale.
Some of the best homes here were never listed anywhere.
Seven ways people buy here.
A horse property buyer and a gated community buyer are not looking at the same homes, are not worried about the same things, and should not get the same generic search. Pick the one that sounds like you.

Nobody moves for the square footage. They move for the evenings.
Fifteen minutes to start.
A short call so I understand your timing, what has to happen first, and what you have already looked at. No presentation, no pressure. If it makes sense to keep going, we set up your search that same week.
Your timing and your list
Why you are moving, when you need to be in, whether you have a home to sell first, and the five things that would make you write an offer without hesitating.
A search built around you
A live search tuned to your criteria, off market homes as they surface, and a standing check-in so you are never guessing what happened this week.
Not buying for a while? That is the best time to start, honestly. We can set up a search that runs quietly in the background so you know this market cold by the time you are ready to move on something.
Selling the home you are in first? The whole plan for that side is at how your home gets sold.
