Buying a house should not be a coin flip.

You will walk maybe eight to ten homes before you write an offer. Somewhere in there you have to decide, on limited information, that one of them is worth the next decade of your life. That is a lot of weight to put on a Saturday afternoon.

So I take some of it off you. Here is the actual guarantee, in writing:

We are committed to you finding the perfect home. If you're not 100% satisfied with the home you purchase with us representing you, we will sell it without charging you any commission for our listing agent services.

Two things are required to use it:

  • Tell us within 12 months of buying the home.
  • Use us to represent you on the purchase of your next one.
That is the entire list. No hassles, no fine print, nothing you have to argue for.

Most agents will not put anything like this in writing, because it moves the risk of a bad fit off you and onto them. That is where it belongs. If I steer you into the wrong house, that should cost me something.

Who does what

Think of it like a flight crew.

An airline does not ask the pilot to pour the drinks. Everyone has one job, and that is the reason the whole thing runs on time. Your home search works the same way, except most buyers get an agent trying to do all three roles at once between soccer practice and dinner.
