Should I Sell My House to an Investor or List It in Chandler, AZ?
If you are selling a home in Chandler, you have two real options. Listing it the traditional way can bring a higher price. Selling it as-is to an investor means no repairs, no showings, and no financing that can fall through. Which one is right depends on your house, your timeline, and how much hassle you want to carry. The only way to know is to see your net on both paths, side by side.
The short answer
Neither door is the wrong one. They solve different problems. A listing is built to get you the best price from a pool of buyers. An investor sale is built to get you a clean, certain exit.
About 1 in 5 of my listings over the past 3 years sold as a direct sale to an investor. So this is not a fringe option. It is a normal choice for the right house and the right owner.
What a traditional listing does well
You get the house ready, put it in front of every buyer in the market, and let them compete. That path can bring the highest price. It also asks more of you: repairs, staging, showings, and a buyer whose loan has to get approved. If you have the time and the patience, it is often worth it. My page on how your home gets sold walks through each way a home can sell.
What an investor sale does well
The investor buys the house as it sits. No repairs. No staging. No strangers walking through your living room. No financing that falls apart two weeks before closing. The offer is often lower than what a fully prepped listing could bring, so you are trading some money for a lot of simplicity. Whether that trade is worth it depends on what the repairs, the carrying costs, and the months of showings would cost you.
Who tends to choose the investor route
An inherited home nobody wants to manage from out of state. An owner who does not want strangers walking through forty years of memories. Someone moving closer to family who needs a firm date. If that sounds like you, it is worth a real look. If you are also weighing a smaller home nearby, my post on downsizing in South Chandler without leaving the neighborhood may help.
Why Opendoor and other iBuyers are not the same thing
Companies like Opendoor only offer you the investor path. That is the only path that pays them, so that is the only one they show you. I offer both. I run the numbers on each so you can decide on real information, not a guess.
Questions to ask yourself
Does the house need work I do not want to do or pay for?
Can I live with showings, or would that wear on me?
Do I need a firm closing date?
Is anyone managing this from out of state?
If you answer yes to most of those, the investor door deserves a close look. If you answer no, listing is likely the better path. Either way, you should see both numbers before you pick one.
See both numbers before you decide
I will put your net from an as-is investor sale next to your net from listing, so you can see what you would actually keep on each path. No pressure either way.
