South Tempe Real Estate Market, October 2026: What I'm Seeing With Buyers and Sellers
The South Tempe market this month belongs to patient buyers and good locations. Buyers in the $1M+ range are taking their time and waiting for the right home. But when a home sits in a spot people want, it still goes under contract fast, flaws and all.
What I'm seeing with my clients
This month I toured a buyer through two homes in Vista Ranchos. Neither one was the one.
The first was a fixer-upper around $1.2 to $1.3 million. The second was in the $1.5 to $1.6 million range, but it backs to Warner Road. My buyer doesn't want to live on a busy road, and that's not something you can remodel away.
What stood out to me was how calm they were about it. This is a move-up home. It's a want, not a need. They're happy where they are, so they can wait for the right house. And they plan to.
I think that's true for most buyers at this price point right now. They're picky, but not a bad picky. They know exactly what they want. They'd rather wait a few more months than settle for a house they'll want to sell in three years.
And interest rates? They never brought them up.
What's selling, and why
Here's the twist. Both of those homes are now under contract. One went under contract within days. The other took a few weeks.
That didn't surprise me. People want to live in this part of South Tempe, and they'll put up with a lot to get in. A dated kitchen, a busy road, a long to-do list. Location does most of the heavy lifting here.
Think of it like a table at a great restaurant. Some people will happily take the table by the kitchen door just to get in. My buyer is holding out for the window seat. Right now, South Tempe has plenty of both kinds of diners.
Neither of the homes I toured sat for long. When the location is right, a flaw slows a sale down less than you'd think.

Median sale price, past 12 months: $705,000 (all single-family homes in 85284)
Homes for sale on October 1: 31 (not counting homes already under contract)
What this means for sellers
If your home is in a location buyers want, you don't need a perfect house to sell it. You need a fair price. Buyers will forgive a dated kitchen for the right street. What they won't forgive is a price that acts like the kitchen was just redone. Price for the house you have, not the house you wish you had, and the location will do the rest.
What this means for buyers
Being patient is fine. Just be ready. The right house in the right spot may only last a few days. Have your financing lined up before you find it, so you're the one writing the offer and not the one reading "under contract."
