I'm Ben Graham, a REALTOR® in Chandler. A lot of my work is helping families sell a parent's or loved one's home.
If that's you, you're probably juggling a lot at once. Feelings. Siblings with opinions. A house full of 30 years of stuff. And maybe a flight between you and all of it.
This guide gives you a plan. It will help you:
- Handle everything locally, even if you can't be here in person.
- Keep the whole family on the same page.
- Protect your parents' equity and their peace of mind.
My job is to handle the details. Yours is to take care of your family.
Four steps before anything hits the market
Get clear on the goal
Is Mom moving closer to family? Into assisted living? Out of state? The answer shapes the timeline, the budget, and how the house gets sold.
Look hard at the house
I'll run a full market analysis. Then we compare three paths: list it as it is, do a light refresh first, or sell as-is for cash.
Set a timeline that fits
We build the plan around your parents' move and your family's calendar. Not the other way around.
Line up local help
Movers, donation pickups, estate sales, cleaners. I'll connect you with people I trust so you're not hiring strangers off the internet from 1,000 miles away.
Three ways to sell. One of them fits your family.
There's no "right" answer here. There's the one that fits your parents' situation, the home's condition, and how much time and energy your family has.
Traditional listing
Best for: Families who want top dollar.
Why it works: Full marketing, every buyer sees it, and professional negotiation.
Cash or as-is sale
Best for: Out-of-state families or moves that can't wait.
Why it works: Fast and simple. No repairs. You usually trade some price for that speed.
Light refresh, then list
Best for: Homes with strong equity and a 1998 kitchen.
Why it works: A few small updates, coordinated locally, can lift the sale price by more than they cost.

Questions families ask me most
What if we live out of state?
That's common. I coordinate everything here and keep you updated remotely. Most paperwork can be signed electronically, so many families never need to fly in.
How do we decide what to fix and what to leave?
I'll give you plain cost-versus-return advice for each item. If a repair won't pay for itself, I'll tell you to skip it.
What if my parents can't handle showings?
We can limit showing hours, schedule showings in blocks, or look at an as-is sale so their days stay calm.
What do we do with the furniture and belongings?
I can connect you with estate-sale companies and donation partners I trust. They'll help decide what sells, what gets donated, and what stays in the family.
What if family members disagree?
It happens in a lot of families. I focus on clear, shared information so everyone is deciding from the same facts. That alone settles most disagreements.
How long does it take to sell a parent's home in Chandler?
Once you accept an offer, most traditional sales close in 30 to 45 days. Cash sales can close in 10 to 14 days. Prep time before listing depends on the home and the family.
What if my parents change their mind?
Then we slow down. We move at their pace. No pressure, no rush.
What happens after closing?
You'll get a clear summary for your records, and I'll help wrap up final logistics like utilities and keys.
What will your family walk away with?
That's usually the first real question. The answer depends on the home's value, any loan still on it, property taxes, and the costs of selling. I'll put it all on one page for your family, as-is and after a light refresh, so you can compare side by side.
It takes about 15 minutes. You'll leave the call with a real number, not a guess.
Get Your Family's NumbersHow one family sold Mom's home from Texas
The challenge
Jay and his sister needed to sell their mom's Chandler home after she moved into assisted living in Texas. They both lived out of state and worried about repairs, the timeline, and keeping the siblings aligned.
The plan
We started with a video walkthrough to see the home's condition. Then we built a simple plan:
- Coordinated donation pickups and a light cleaning service
- Oversaw minor repairs and touch-ups
- Managed every showing and all communication remotely
- Timed the sale to line up with Mom's move into care
The outcome
The home sold in just over a week for $20,000 over asking. Every document was signed electronically. Jay and his sister never had to get on a plane.
Families trust me with this for a reason
Nearly half my business comes from past clients and referrals. The rest are families who saw my work in the neighborhood, got one of my mailers, or found me online. However you got here, the goal is the same: make this as smooth and respectful as possible, for you and for your parents.
"I reached out and discussed the potential sale of my mother's house down the road. Ben provided wonderful insight, was extremely patient, and even suggested my mother wait until she was moved out before putting it on the market. That suggestion was GOLDEN!!!"
Jeffrey G. · Google review
"Ben was great to work with in selling my mother in laws condo... the one offer that came through was well below what we ended up selling for with Ben. He made sure the property was presented well."
Paul B. · Google review
"I was looking for a Realtor who was knowledgeable, responsive, and someone I could trust to handle everything while I was out of state. Ben did exactly that."
