Where to Find a True Single-Level Home Over $1M in South Chandler and South Tempe

Roughly half of the homes selling above a million dollars in South Tempe and South Chandler are single level, but they cluster by neighborhood instead of spreading evenly. In South Chandler, Ocotillo Lakes and Catalina Shores both run better than nine in ten single level. In South Tempe, Corona del Sol Estates and Wingfoot lead at roughly six in ten. Searching by price alone will bounce you between neighborhoods that were never going to work.

Why the search feels harder than it should

On paper, half the market is single level. That sounds like plenty of choice.

In practice it does not feel that way, because those homes are not distributed evenly. Whole neighborhoods went one direction or the other depending on when they were built and how big the lots were. A builder working a smaller lot in 2017 went up. A builder working a wider lot in 1999 went out.

So a buyer who sorts by price and scrolls ends up looking at two-story homes in two-story neighborhoods over and over, and concludes there is nothing available. There is. It is just somewhere else.

Where to look in South Chandler

Ocotillo Lakes is the strongest starting point. Better than nine in ten homes there are single level, and it is worth serious attention from anyone who also wants a smaller footprint, since homes commonly run right around three thousand square feet.

Catalina Shores runs nearly as high on single level, in a similar size range.

Embarcadero and Ocotillo East both sit meaningfully above the area average, with larger homes than the first two.

On the other side, Laguna Cove and the Waters at Ocotillo are predominantly two story. Those are neighborhoods to skip rather than fight.

Where to look in South Tempe

Corona del Sol Estates and Wingfoot are where I would start. Both run around six in ten single level, which is better than the area as a whole.

Tally Ho Farms and Buena Vista Ranchos are right alongside them, at roughly half, and both come with considerably more land.

Carver Ranch Estates is predominantly two story, running closer to one in six.

The distinction almost everyone misses

Single level and step free are not the same thing, and the search filter does not know the difference.

I have walked plenty of one-story homes in both areas with a sunken living room, a step down into the great room, a step up into the primary suite, and three steps at the front entry. Every one of those homes is correctly listed as single level.

If your reason for wanting one level is comfort, that may not matter to you at all. If your reason is mobility, now or in fifteen years, it matters a great deal.

What to look at instead of the story count

When mobility is the real driver, the search widens rather than narrows.

Look at interior level changes, including sunken rooms and raised primary suites. Look at the front entry and the path from the driveway.

Look at door widths and hallway turns, particularly into bathrooms, which is where older homes tend to be tightest.

Look at the primary bathroom shower. A curbless or low-threshold shower is a meaningful difference, and it is a common and manageable renovation if the rest of the house works.

Look at whether there is a bedroom and a full bathroom that function together on the same side of the house.

And look at the walk from the garage to the kitchen. It sounds small. It is the trip you make every single week with your hands full.

Buying for the next twenty years

Most people I work with on this are not in a crisis. They are planning. They want to buy the last house, or at least a house they would not be forced out of.

That is a good instinct and it deserves a real search rather than a filter. It is also worth doing once, properly, instead of moving twice.
