I'm Ben Graham, a REALTOR® here in Chandler. I help longtime homeowners make their next move with confidence. Most of them have the same worry you do: "Where do I even begin with all this stuff?"
This guide answers that. It splits the whole job into small weekly tasks over three months. One room, one week, one step at a time. You set the pace. The plan keeps you moving.
You'll also see how other Chandler homeowners got it done without losing their minds, or their weekends.

Six rules to keep in your back pocket
Buyers only see what's visible
Hide the extra stuff. Deal with odors, clutter, and dust.
Pack ahead where you can
Staging is really early packing. Every box you fill now is one less on move day.
Be your own toughest critic
Stand in each doorway and ask, "Would I buy this house if it were a listing?"
Fix small things now
Buyers expect working lights, no cracks, and clean walls. Small fixes are cheap. Buyer doubts are expensive.
Keep it neutral and airy
Fewer collections, fewer photos, fewer distractions. Let the rooms breathe.
Go easy outside
Keep patio furniture and staging simple. Let buyers picture how they'd use the space.
Questions homeowners ask me about decluttering
Do I really need 90 days to get ready to sell?
Not always. But after 20 or 30 years in a house, most people do. Spreading it over 12 weeks means one area at a time, steady progress, and no panic the week before photos. If your timeline is shorter, we'll squeeze the plan to fit.
Where should I start decluttering?
Start with the rooms buyers see first: the entry, living room, and dining room. Then the kitchen, then bedrooms. Harder spots like the office, hobby rooms, and overflow closets come in month two.
What do I do with everything I'm not keeping?
I'll connect you with trusted local help for donation pickups, sales, hauling, and cleaning. You decide what stays. They take care of the heavy lifting.
What repairs should I make before listing?
Focus on the small stuff buyers notice: burned-out lights, cracks, holes in walls, old caulk and grout, worn cabinet hardware, and tired trim. I'll help you sort what's worth fixing and what to skip.
Do I have to pack everything before the house goes on the market?
No. You pack the things you don't use every day, like seasonal items, guest linens, extra dishes, and decor. You keep living there comfortably. The daily stuff gets packed in the last week.
Should I take down family photos?
Yes, for now. Buyers need to picture their own life in the home. Pack the photos with care. They'll look great in your next place.
What if I'm not ready to move yet?
That's fine. We go at your pace, whether that means moving now or prepping for later. Getting a head start now just makes the move easier later.
What will you walk away with?
Before you spend a weekend on grout, it helps to know what the finished house could sell for. The answer depends on the home's value, any loan still on it, property taxes, and the costs of selling. I'll put it all on one page, as-is and after prep, so you can see if the work pays off.
It takes about 15 minutes. You'll leave the call with a real number, not a guess.
Get Your NumbersFrom one chapter to the next, without the overwhelm
The challenge
My clients had lived in their Chandler home for more than two decades. The closets were full. The garage was overflowing. They wanted to simplify and eventually move into something smaller, but they didn't know where to start or how to get it done without stress and exhaustion.
The plan
We started with a 90-day plan, one week at a time. Together we mapped out what to sort, donate, and pack first, so they made steady progress without turning daily life upside down. In practice, that looked like:
- Tackling one area at a time: closets first, then the garage, then the living spaces
- Coordinating a donation pickup and connecting them with trusted local vendors for hauling and cleaning
- Clearing space for early staging photos and small updates like fresh paint and landscaping
The outcome
By the end of 90 days, the home felt lighter, cleaner, and ready for the market. What once felt impossible became organized and doable. No panic, no last-minute scramble.
When it was time to list, the prep paid off. The home sold quickly and for full price, and the whole process felt calm and under control. They moved forward confident and ready.
Homeowners trust me with this for a reason
Getting a home ready can feel like a lot. Sorting decades of memories. Deciding what stays and what goes. I've helped Chandler homeowners with everything from a light declutter to a full pre-sale makeover. Nearly half my business comes from past clients and referrals. The rest saw my work in the neighborhood, got one of my guides, or found me online.
