Why it works: Cash in hand and a clean exit.

1031 exchange

Best for: Investors who want to keep earning but manage less.

Why it works: Your equity keeps working while taxes are deferred. You roll the proceeds into other investment real estate, through a qualified intermediary, on strict deadlines.

Staggered sales

Best for: Owners of several properties who want to manage their tax bill.

Why it works: Spreading sales out gives you smoother transitions and more control over timing.

Cash offers

Best for: Properties that need work or come with tenant headaches.

Why it works: A fast close, no repairs, and a lot less stress. You usually trade some price for that speed.

A word on taxes. Selling a rental can mean capital gains tax, plus tax on the depreciation you took over the years. A 1031 exchange defers those taxes. It doesn't erase them. The standard deadlines are 45 days after your sale to name a replacement property and 180 days to close on it. Spreading sales across tax years can also change what you owe. How it all works for you depends on your numbers.

What if my property needs work?

I'll help you decide whether updates will actually raise your price, or whether selling as-is to one of my vetted cash buyers makes more financial sense.

What if the home is tenant-occupied?

We coordinate directly with your tenants to keep disruption low, keep the rent coming in, and plan the handoff so you don't lose rent during the process.

How do I minimize taxes or capital gains?

I work hand in hand with your CPA or 1031 intermediary to time your sale and reinvestment, so more of your gains keep working for you. I'm not a tax advisor, so your CPA makes the tax call.

What if the market shifts before I'm ready?

You'll get ongoing market and pricing updates, so you can act when the timing is right, not under pressure.

How do I know which property to sell first?

We look at each one's equity, cash flow, and condition to find the best order for selling or repositioning.

Can I sell multiple properties over time?

Yes. I'll build a phased plan that balances taxes, reinvestment options, and your personal timing.

How long does the process take?

It depends on your approach. Once you accept an offer, a traditional sale usually closes in 30 to 45 days. An as-is or cash sale can wrap up in as little as 10 to 14 days.

What if I live out of the area or can't manage it myself?

No problem. I handle everything locally, from contractors to closing, with regular updates so you stay informed without being hands-on.

How one retiring investor simplified and got their freedom back

The challenge

After 20 years of managing several rentals across Chandler and Gilbert, my clients were worn out. Maintenance, tenants, and tax planning had turned a rewarding investment into a full-time job.
