The Island and Aegean Cove
The only gated pockets in Fulton Ranch. Buyers who need a gate shop these two and nothing else, so they trade as their own market.
Single-story streets
Parcel 2 is almost all single-story homes. One-level buyers are a big, motivated group, and they search for exactly this.
The larger homes
Parcel 3, including Aegean Cove, holds many of the biggest homes. These buyers compare you to the rest of the 85248 luxury market, not just your neighbors.
The easier entry point
Parcel 7 has the smaller homes. Those buyers want the lakes and the schools at a different size, and they move fast when the price is right.
