Finding a Casita or Guest House Over $1M in South Tempe and South Chandler

Homes with a casita or guest house exist in both South Tempe and South Chandler above a million dollars, but they are uncommon. Roughly one in eight South Tempe homes at this price has separate guest space, compared with about one in fourteen in South Chandler. South Tempe is the better place to search because the lots are larger. The most important thing to verify is what the listing actually means by casita, since the word covers four very different arrangements.

Why this question comes up more than it used to

A growing share of the buyers I work with are solving for two households at the same time.

A parent who is independent now and will not be in six years. An adult child moving back for a stretch. A family that hosts for weeks at a time and would rather guests have their own door. Sometimes a home office that genuinely needs to be separate from the house.

The house that solves that is a different search than the house that solves for square footage.

How common they actually are

Roughly one in eight South Tempe homes above a million has a separate guest space. In South Chandler it is closer to one in fourteen.

South Tempe is the stronger hunting ground, and the reason is the same reason it wins on RV gates and shops. Land. The typical South Tempe lot at this price runs about two thirds of an acre. In South Chandler it is roughly a third. A detached building needs somewhere to sit, and once a pool is in place on a third of an acre, the space is usually spoken for.

The word means four different things

This is where buyers lose time, and occasionally lose money.

A true detached guest house has its own kitchen, its own bathroom and its own entrance, and it functions as an independent living space.

A courtyard casita is attached to the main house but has its own exterior door and typically a bathroom, often without a kitchen. Very common in Arizona and genuinely useful, but not the same thing.

A relabeled bedroom is a bedroom near the front of the house with a bathroom nearby, described as a casita because it sounds better. Sometimes there is a separate door. Sometimes there is not.

A converted garage is exactly what it sounds like, and the questions it raises about permits and value are different from all of the above.

Listing photos will not sort these out, and neither will the square footage. You have to ask.

What to verify before you get attached

Permits. Ask to see them. A guest house built without permits is not automatically a deal killer, but it changes your appraisal, your insurance conversation, and what you can do later.

Kitchen or wet bar. This sounds like a detail and it is not. Whether there is a full kitchen frequently determines what the structure legally is, which determines what you are allowed to do with it.

Utilities. Is it on the same meter as the house? That matters if anyone will live there long term and share costs.

Rental rights. If any part of your plan involves renting the space, whether long term or short, confirm what zoning and the association allow before you build the plan. The answer is frequently no, and finding that out after closing is an expensive way to learn it.

The thing nobody thinks about until August

If the real reason is a parent moving in, go walk the path from the driveway to that door.

Walk it in the dark. Imagine walking it in July, at a hundred and fifteen degrees, carrying groceries.

A detached casita across a courtyard is charming in March and a genuine obstacle in August for someone with limited mobility. Sometimes the attached courtyard casita is the better answer for the actual person who will live there, even though the detached one shows better.
