Why South Chandler Homes Often Have Two HOA Fees
Essentially every home above a million dollars in South Chandler has a homeowners association, and close to half have two. The reason is master planning. One association maintains the overall community, including the main entries, major greenbelts and lakes, while a second association covers your specific neighborhood’s private streets, gate and landscaping. The median all-in monthly equivalent runs around two hundred dollars. Ask for both sets of documents before you write an offer.
How common this actually is
It is worth seeing the numbers side by side, because they explain a lot about how these two areas feel different to live in.
In South Chandler, an HOA is close to universal on homes over a million. A second association appears on roughly half of them.
In South Tempe, a second association is almost unheard of, and about four in ten homes have no association at all.
Same price point. Twenty minutes apart. Completely different structures. Neither is better in the abstract. They are different products for different buyers.
Why the second association exists
South Chandler was built as master-planned communities, and that structure creates two layers by design.
The master association takes care of what everyone shares. Main entries, arterial landscaping, the major greenbelts, the lakes and water features, and the overall standard of how the community looks from the road.
Your neighborhood association takes care of what your specific neighborhood shares. Private streets, your gate, your own common areas and landscaping, and often the architectural rules that govern what you can change on your own house.
The analogy I use is a shopping mall. One group maintains the parking lot, the entrances and the corridors. Each store handles its own space. You pay both because you use both.
What it costs
The median all-in monthly equivalent for South Chandler homes at this price point runs right around two hundred dollars. Where there is a second association, it is typically the smaller of the two.
For comparison, South Tempe homes that do have an association run closer to a hundred and thirty a month.
Those are medians, not quotes. Individual communities vary meaningfully, and a community with extensive water features or private streets will sit above the middle.
The mistake I see buyers make
A buyer asks about the HOA. They get a number. They put that number in their budget and move on.
Then the second bill arrives after closing.
It is rarely a deal breaker. It is almost always an annoyance, and it is entirely avoidable by asking a better question at the right time.
What to ask before you write the offer
Ask for both sets of documents in writing. Not a number over the phone. The documents.
Ask what each association actually covers. This matters more than the total. I have watched an owner assume the master association handled the gate at their entrance, because the master association handles the lake, and then discover their own association owned that gate and the repair.
Ask about transfer fees and any capital or impact fee due at closing. These show up on your settlement statement and they are real money.
Ask whether either association has a pending special assessment, and look at reserves. A well-funded association and an underfunded one look identical from the curb and behave very differently three years later.

Is the second HOA worth it?
Usually, yes, and here is the honest framing.
What that money buys is how the place looks and stays looking, over decades. The reason South Chandler still presents well twenty five years after much of it was built is that two layers of association have been maintaining it the whole time.
If you want the lakes, the greenbelts and the consistency, this is the mechanism that delivers them. If you would rather keep the money and paint your door whatever color you like, South Tempe has a great deal of that, and I would point you there instead.
