If you're coming from a market where gated is standard — Texas, Southern California, the Northeast — you'll find more options here than the local listings imply. Gated luxury in the 84/48 leans heavily toward South Chandler, where master-planned communities like Fulton Ranch and Watermark sit behind staffed entries.
South Tempe has a quieter version of this: smaller gated enclaves of 15–40 custom homes on bigger lots — places like Coventry Tempe and a handful of luxury pockets that don't even appear on most search filters because they were built before MLS classifications caught up.
One thing to set expectations on: most of these aren't staffed entries with a 24/7 guard — they're keypad and coded entry points with periodic patrol. The two communities that do have staffed entries are the most exclusive, and they price accordingly.
