WHAT TRIPS BUYERS UP IN THIS CATEGORY

Older custom homes are often better built than new construction.
Custom homes from the '90s and 2000s were built when labor and materials were less expensive — and the buyers who commissioned them often spent more per square foot than current new builds. The bones are real.
03Quirks are features at this price point.
A custom home with a wine cellar, an oversized office, or an oddly shaped great room is reflecting the priorities of whoever built it. If those priorities match yours, you found something. If they don't, keep looking.
04Renovation potential matters more than current finish.
In custom-build, the original bones are the asset and the finishes are renewable. A great custom home with dated kitchens almost always beats a builder-grade home with new ones. Inspect the structure, not the surface.
05HOA-free doesn't mean rules-free.
Some custom-build neighborhoods have deed restrictions even without an active HOA. Read them before you assume you can add a casita, paint the front door, or run an Airbnb.
06Inventory in this category is heavily relationship-driven.
Long-tenure owners of custom homes tend to sell through networks before going to MLS. The buyers who win in this category often had a phone call, not an alert. That's the value of working with someone who's in those networks.
