One of the highest median prices in South Chandler at ~$1.89M. Gated, polished, and consistent — the kind of neighborhood where the standards are the product.

Cayley Manor is the answer when a buyer says 'I want gated and I want done.' Tight community, strong HOA, and homes that have aged with the neighborhood rather than against it. Inventory turns over slowly because owners tend to stay.

Wellington Estates

Smaller, tighter gated estate community. The fewer-doors version of gated living — more privacy, more individuality, same standards.

Wellington Estates is the boutique gated option in South Chandler. The smaller home count means more privacy and more individual character. Buyers who want gated without the master-planned scale tend to land here.

One of the only true gated communities in core South Tempe. Rarity is the story — gated South Tempe inventory is essentially a single-digit count of neighborhoods.

Las Estadas matters because South Tempe doesn't have many gated options. If a buyer wants the South Tempe school district, the South Tempe feel, and a gate, the inventory shrinks dramatically. Las Estadas is one of the few neighborhoods that delivers all three.

Trovita is a useful comp for any buyer asking 'how does this gated community age?' Twenty-plus years in, the standards still hold, the streets still look kept, and the resale story is intact. That's not luck — that's HOA discipline.

This is what I tell every gated-community client in our first call. It separates the buyers who pay for the right gated community from the ones who pay for a gate and not much else.

Six things every gated-community buyer should know before they tour.

WHAT TRIPS BUYERS UP IN THIS CATEGORY

The gate isn't the product. The HOA discipline is.

A gate without strong HOA enforcement is theater. What you're actually buying is the consistency the HOA enforces over time. Ask for the bylaws, the reserves, and the recent fine history before you fall in love.

HOA fees can vary 5x between gated communities.

Some gated communities in 85248 run $150/month. Others run $750/month. Both can be the right call — but you need to know what you're getting for the fee. The expensive ones often include resort amenities, patrol, and major reserves. The cheap ones might mean upcoming special assessments.

"Resort-style backyard" is essentially standard at this price point.

Don't pay a premium for a pool, outdoor kitchen, or built-in BBQ in gated luxury — those are table stakes. Pay a premium for orientation, lot size, and view corridor instead.

Resale in gated communities is more about timing than home.

When the right neighbor list aligns, gated homes sell fast. When two homes in the same community are on the market at once, both sit. Inventory inside a gated community matters more than market-wide inventory.

Some "gated" communities are gated to non-residents only.

Plenty of "gated" communities have gates that open during the day or don't actually restrict entry. Read the security plan, not the marketing. The actual security model matters more than the gate itself.

The HOA can stop you from doing the thing you bought the house to do.

Want to add a casita? Park an RV? Run an Airbnb? Most strong gated HOAs say no. Read the CC&Rs before you commit, especially if your long-term vision for the home involves any change.
