Why Locals Love It.
The homes in The Waters at Ocotillo went up in one tight window, 2013 to 2014, on quarter acre lots, and run around 4,154 square feet through the middle of the range. The water is the point. Homes sit on it, back to it, or look across it, and the lots that do carry a premium for good reason. Almost everything is two story. Worth knowing before you tour.
Waterfront living twenty minutes from Sky Harbor. The lake was designed in from the start, not added to sell lots.
HOA runs around $196 a month. On the water is not the same as behind a gate. Most homes here are not gated. Homes run from about 2,666 to 4,588 square feet, so two listings on the same street can be completely different houses. Schools are Ann Marie Jacobson, Bogle Junior High and Hamilton.
Why it works.
Pro Tip
Not every waterfront lot is equal. Ask which direction it faces and what you are looking at across the water. Two homes on the same lake can be very different to live in.
THE HONEST TRADEOFF
Lots are on the smaller side for this price tier. You are buying the setting and the house here, not the land.
Who this fits.
“Waters at Ocotillo is the answer to a very specific question: “I love everything about Ocotillo but I don’t want a house from the 1990s.” If that’s the buyer, this is the address. Tight inventory means patience is required, but the homes themselves are some of the most move-in-ready luxury in 85248.”

Thinking about The Waters?
Nine luxury sales means inventory turns slowly here. If newer-construction Ocotillo is what you want, having early visibility into upcoming listings — and a clear read on the specific lake-frontage homes versus the interior-street ones — is the difference between winning the right home and waiting another year. Let's talk.
