The homes in Trovita were built between 2003 and 2016, on third of an acre lots, and run around 5,711 square feet through the middle of the range. The whole neighborhood sits behind a gate. Every home here has a basement. Most of this valley does not, so the square footage here goes further than the lot would suggest. Almost everything is two story. Worth knowing before you tour. Pools are standard here, not an upgrade.
A gate, a short street list, and neighbors you actually recognize. Small is the feature here.
HOA runs around $188 a month. Gated means a code, not a guard house. Worth setting expectations on. Homes run from about 4,934 to 7,019 square feet, so two listings on the same street can be completely different houses. Schools are Kyrene de la Maripos, Kyrene del Pueblo and Mountain Pointe.

Get the basement looked at properly. Egress, moisture, and finish quality vary a lot, and it is the part of the house that gets the least attention on a walkthrough.
THE HONEST TRADEOFF
Almost everything is two story. If stairs are a problem now or will be in ten years, this is the wrong neighborhood and I would rather tell you that up front.
