85284 GUIDE / WEST CHANDLER
85226 · WEST CHANDLER
Four communities. One pocket. Most people drive past.
West Chandler is the city's officially-branded 85226 luxury pocket — but in practical terms it's a tiny inventory of four neighborhoods, each with its own character, all sharing one thing: they turn over so rarely most buyers never see them on a casual search. Three are gated HOA communities. One is one of fewer than 600 fly-in residential airparks in the country. None of them are accidents.

THE PITCH
South Tempe-adjacent. Just different enough.
West Chandler shares a freeway corridor and a buyer profile with South Tempe, but it has its own vibe. It's gated where South Tempe is open. It's HOA-managed where South Tempe leans no-HOA. And it has one community — Stellar Airpark — that simply doesn't exist anywhere else in the East Valley.
The trade-off isn't lifestyle versus lifestyle; it's freedom versus structure. South Tempe buyers who value irrigation, mature trees, and acre lots find a different but parallel version of luxury here — tighter lots, better-maintained streetscapes, and the security of an HOA holding the line on community standards. For buyers who want that, West Chandler is the answer.
What you give up vs. South Tempe
Acre-plus lots (West Chandler runs ~0.30 – 0.48 acres)
True no-HOA freedom (all four are gated/HOA)
Mature flood-irrigated landscape inherited from decades
What you get instead
Gated security and consistent community standards
Lower acquisition price for comparable home size
One of the rarest residential products in America (Stellar Airpark)
THE FOUR COMMUNITIES
Each one fits a specific buyer.
These aren't four versions of the same community. They're four genuinely different products at four different price points and lifestyle commitments. Knowing which one fits you starts with knowing what you're actually optimizing for.
ULTRA-LUXURY · FLY-IN
Stellar Airpark Estates
Median $1.67M · 4,204 SF · 0.48 ac · 96% pool
The only fly-in residential community in the East Valley. Private hangars taxi directly onto a 3,910-foot runway. Buyer pool includes pilots, aviation executives, and collectors who use hangars as climate-controlled garages.
ULTRA-LUXURY · GATED CUSTOM
Trovita
Median $1.95M · 5,723 SF · 0.43 ac · 86% pool
Gated custom community on the edge of South Tempe. Tree-lined streets, basement homes, 5,000+ sqft customs. Strong $/sqft value vs. comparable gated luxury elsewhere in the Valley — buyers consistently surprised by the price-to-square-footage math.
BOUTIQUE · GATED
Tuscany
Median $1.07M · 3,322 SF · 0.30 ac · Small sample
Gated 1997-build Mediterranean-style customs. Cohesive architecture, third-acre lots, several backing washes or greenbelts. Right-sized luxury for buyers who want the gated experience without 5,000+ sqft of maintenance.
BOUTIQUE · HIDDEN POCKET
Wellington Estates
Reference: $1.25M · 3,280 SF · 0.42 ac · 1-sale sample ⚠
The most hidden of the four. Gated enclave inside the broader Gila Springs corridor with so little turnover that even most local agents don't bring buyers here. Owners stay. When something lists, it's usually a well-maintained, owner-invested home.

QUESTIONS BUYERS ACTUALLY ASK
Real questions. Direct answers.
-
The geography is similar — same freeway corridor, similar commute to Sky Harbor and downtown Phoenix. The differences are character. South Tempe leans no-HOA, irrigated, acre-plus, mature-tree, custom-and-original. West Chandler leans gated, HOA-managed, tighter lots, more cohesive build-year communities. South Tempe is freedom; West Chandler is structure. Both work; they fit different buyers.
-
It's official. The City of Chandler brands the 85226 zip code as West Chandler, including in their economic development materials. That's helpful for SEO and buyer awareness — it's not a name I invented or that's specific to my marketing. When buyers Google "West Chandler luxury homes," they're going to find the same area I'm describing here.
-
The four communities featured here are the established $1M+ luxury options in 85226 with enough trade volume to discuss honestly. There's plenty of additional inventory in West Chandler at lower price points and in newer master-planned communities, but those don't belong in this guide. If you're shopping below $1M or interested in master-planned amenities, ask me directly and I can route you appropriately.

There are roughly 600 residential fly-in airparks in the entire United States — and Stellar is the only one in Maricopa County's $1M+ tier. The product is genuinely rare. The buyer pool is also rare, which is why days on market run higher here than in any other community on this page. The right buyer takes time to find. The math only works if you're flying — or if you've reframed the hangar as a climate-controlled garage for a different lifestyle (collector cars, RVs, large workshops).
-
Depends on your budget and how much home you actually want to live in. At $1.5M+ with comfort buying 5,000+ sqft, start with Trovita. At $1.1M-$1.3M with right-sized expectations, start with Tuscany. If you've got patience and want truly hidden, ask me about Wellington — it almost never lists, which means the conversation happens off-MLS or it doesn't happen at all.
