Why Locals Love It.
The homes in Circle G Ranches date back to 1979 and kept filling in through 2025, on 0.81 acre lots, and run around 5,144 square feet through the middle of the range. This is horse property, and that is not a footnote. It is the reason people buy here and the reason they do not leave. More than half the homes have a basement. Most of this valley does not, so the square footage here goes further than the lot would suggest. Pools are standard here, not an upgrade. Guest houses show up often enough to be worth asking about.
You can keep horses, park the trailer, and not file paperwork to do either. Nobody is zoning new neighborhoods like this inside the city, which is exactly why these hold.
HOA runs around $94 a month. Homes run from about 3,366 to 8,975 square feet, so two listings on the same street can be completely different houses. Lots swing from 0.41 to 1.31 acres. Around here the lot is usually the bigger variable than the house. Schools are Kyrene del Cielo, Kyrene Aprende and Corona del Sol.
Why it works.
Pro Tip
Horse privileges are recorded, not assumed, and the setup varies house to house. Check the zoning, the irrigation, and what the neighbors actually run before you fall for a barn.
THE HONEST TRADEOFF
These are established homes. Grown-in trees and lots you cannot buy new, and also roofs, systems, and finishes that will want attention. Budget for it and the trade is a good one.
Who this fits.
““Circle G is one of those neighborhoods you can’t replicate. Twelve minutes from Sky Harbor on AG-zoned three-quarter-acre lots with real horse property — that combination doesn’t exist anywhere else in the Valley at this proximity. The neighborhood I’m personally buying into is two miles away. Circle G is on my short list for clients who want what Buena Vista Ranchos offers, but with horses in the mix.””
