Luxury Homes in Chandler and Tempe: Big Lots, No HOA, Water
If you're shopping for a $1 million home near Phoenix, you've probably looked at Arcadia, Paradise Valley or Biltmore. Good places. Different animals.
Chandler and Tempe are not trying to be those. Luxury here means something else, and for a lot of buyers it means more.
I'm Ben Graham of 84/48 Luxury Real Estate. I work South Tempe and South Chandler every day. Here is what luxury actually looks like on the ground.
First, what this is not
This is not the Camelback Corridor. It is not old-money Arcadia with its citrus trees, and it is not Paradise Valley's mountain estates.
If that is the life you want, buy there. I will tell you so.
But if you want land, quiet and character without leaving the city, keep reading.
Land is the luxury
Most of what I sell at this level is defined by lot size, not by a fancy finish.
Corona Vista in 85284: acre lots, no HOA, and the biggest homes in my South Tempe guide at over 9,000 square feet. Eight in ten have a basement.
Wingfoot: gated, on seven-tenths of an acre. Big homes on big lots without leaving South Tempe.
Shady Lane Estates: gated, on six-tenths of an acre, with basements in seven out of ten.
Warner Estates: no HOA, half-acre lots, and grown-in trees.
Oakwood Hills in South Chandler: acre-and-a-half lots behind a gate, on the water, with the largest homes in South Chandler.
No HOA, and room for the things you own
Some buyers want no association telling them what to park where. Others want a guest house or room for horses.
Sunburst Farms: horse property on the better part of an acre, no HOA, and guest houses on two out of three lots.
Buena Vista Ranchos: horse property on an acre, with guest houses on nearly a third of the lots.
Tally Ho Farms: horse property on an acre and a half, with almost no HOA to speak of.
Calle de Caballos: two and a half acre horse lots in 85284. There is almost nothing else this size left.
Crown Point in Chandler: every home on the golf course, gated, on two-thirds of an acre, with guest houses on nearly half.

Water and golf, without the resort price tag

Getting around
From most of South Tempe and South Chandler, Sky Harbor is about 20 minutes away and downtown Phoenix is about 30. Traffic and the exact neighborhood move that a few minutes either way. Tell me which home you're looking at and I'll give you the real drive.
Who this fits
This fits the move-up buyer who has outgrown a $600,000 home in Ahwatukee, Gilbert or north Chandler. It fits the buyer relocating from out of state who wants a real yard. And it fits anyone who looks at Arcadia prices and thinks, there has to be another way to get this much space.
There is. It just looks different.
